The Benefits of Regular Garage Door Maintenance

Many homeowners don't realize that garage door maintenance services are just as important as maintaining other major home systems. Regular professional maintenance provides numerous benefits that extend far beyond simple operation.

Preventative maintenance significantly reduces the likelihood of unexpected breakdowns and costly emergency repairs. By identifying and addressing minor issues before they escalate, our technicians help you avoid the inconvenience and expense of major repairs. Components like springs, cables, and rollers experience natural wear over time, and regular maintenance extends their lifespan considerably.

A well-maintained garage door operates smoothly and quietly. Our maintenance services eliminate those annoying squeaks, grinding noises, and jerky movements that can disrupt your home's peace and indicate developing problems. The difference between a maintained door and a neglected one is immediately noticeable in its operation.

Safety is perhaps the most critical reason to invest in regular maintenance. Garage doors are heavy, moving objects with high-tension components. Our technicians thoroughly test all safety features, including auto-reverse mechanisms and photo-eye sensors, ensuring your family's protection. We also check the balance of your door, which prevents dangerous situations where doors might fall unexpectedly.

For insulated garage doors, maintenance helps preserve energy efficiency by ensuring proper sealing against the elements. This keeps your garage at a more consistent temperature and can contribute to lower energy bills, especially if your garage is attached to your home.

Many garage door warranties require proof of regular professional maintenance. Our detailed service records help you mainta

in warranty coverage, potentially saving thousands if a major component fails while under warranty. Additionally, our comprehensive inspections identify potential issues before they become serious problems, allowing for minor adjustments rather than major repairs.

Our Comprehensive Garage Door Maintenance Services in the Denver Area

At Metro Denver Garage Door, we take a thorough approach to maintenance that addresses every component of your garage door system. Our comprehensive garage door maintenance services include:

Our certified technicians begin with a detailed inspection of all garage door components, including springs, cables, rollers, hinges, tracks, and the opener system. This thorough assessment identifies any signs of wear, damage, or misalignment that could lead to future problems.

This balance check is vital for preventing opener motor burnout and extending the life of your springs.

Warning Signs Your Garage Door Needs Maintenance

Being attentive to your garage door's performance can help you identify when garage door maintenance services are needed before major problems develop. Here are key indicators that it's time to schedule a professional maintenance service:

An image showing a person listening with sound wave visualization, representing unusual garage door noises.

Unusual Noises

If your garage door has started making unusual noises during operation—such as grinding, scraping, popping, or squealing—it's typically a sign that components need lubrication or adjustment. These sounds indicate friction between parts that can lead to accelerated wear if not addressed promptly.

Uneven Movement

A garage door that moves more slowly than usual or rises and falls unevenly suggests problems with springs, tracks, or the opener system. This uneven movement puts additional strain on all components and can lead to premature failure if not corrected through proper maintenance.

A person attempting to stabilize a garage door experiencing excessive vibration.

Excessive Vibration

Excessive vibration during operation often indicates misaligned tracks, worn rollers, or loose hardware. This vibration can progressively worsen and cause additional components to loosen or become damaged over time.

Sagging or Uneven

If sections of your garage door appear to sag or hang unevenly when closed, it may indicate problems with the track alignment, hinges, or support structures. This condition can worsen quickly and potentially lead to a door becoming stuck or falling.

Hard To Open & Close

When your garage door becomes difficult to open or close, requiring extra force or multiple attempts, it's a clear sign that maintenance is needed. This difficulty could stem from several issues, including spring tension problems, track obstructions, or opener malfunctions.

Increase in Energy Bills

For homes with insulated garage doors, an unexpected increase in energy bills might indicate failing seals or insulation issues that a maintenance service can address. Proper sealing is essential for maintaining the energy efficiency benefits of an insulated door.

Wear and Tear

Visible signs of wear and tear—such as chipped paint, rust spots, dented panels, or frayed cables—indicate that a thorough inspection and maintenance service is overdue. These visual cues often accompany mechanical issues that may not be immediately apparent.

Maintenance Plans Tailored to Your Needs

At Metro Denver Garage Door, we understand that every home and garage door has unique needs. That's why we offer flexible maintenance services plans designed to provide the right level of care for your specific situation.

For most residential garage doors in the Denver area, we recommend professional maintenance at least once per year. However, doors that see heavy use or are exposed to extreme weather conditions may benefit from semi-annual service. Our seasonal maintenance recommendations take into account Colorado's unique climate challenges, from summer heat to winter snow and ice.

We offer special maintenance service packages that provide excellent value while ensuring your door receives comprehensive care. New customers can take advantage of our first-time maintenance discount, making it even more affordable to start a regular maintenance routine. Our technicians will help you determine the ideal maintenance schedule based on your door's age, usage patterns, and environmental factors.

DIY Maintenance Tips Between Professional Services

We recommend conducting a monthly visual inspection of your garage door system. Look for obvious signs of wear or damage, including frayed cables, loose hardware, dented tracks, or damaged weatherstripping. Listen for unusual noises during operation and watch for changes in how the door moves.

Lubrication

Applying a silicone-based lubricant to hinges, rollers, and springs every three to six months can help maintain smooth operation. Be sure to wipe away excess lubricant to prevent dirt accumulation. However, avoid using WD-40 on garage door components, as it's not a true lubricant and can actually attract dirt.

While some maintenance tasks are suitable for homeowners, others should always be left to professionals. Never attempt to adjust or repair springs, cables, or opener mechanisms, as these components can cause serious injury when improperly handled. If you notice issues with these elements, contact our team immediately.

Always prioritize safety when performing any DIY maintenance. Disconnect the opener when working on your door, keep fingers away from sections where they could be pinched, and never place yourself under a partially open door that isn't properly secured.

Super happy with Metro, Garage Door… Randy and his son do incredible work. Helped us pick out a design and the perfect door. Made it super easy and convenient. Response from the owner:Hi Neil! Thanks for the review. Your garage door looks fantastic on your house, great choice. Thanks Again Randy & Kyle
The staff at this business are great! I called another garage door service company that my neighbor had used and they wanted to charge me $140 during the week or $250 on the weekend to come out and give a quote. I find that ridiculous if you're trying to earn somebody's business. This company was more than happy to come out the next day and meet and listen to what my needs were. We decided to have them get us all new equipment to include a garage door opener, springs, track, and insulated door. Based on my schedule it was installed the following week. I've had great compliments on my new garage door. I love the new convenience and security options on the LiftMaster series of openers.
Response from the owner:Thank you Michael. It was great working with you. Thsnk you for the business. Randy & Kyle.
Some really great people and really great service! I highly recommend to anyone needing quality garage door repair!
Response from the owner:Hi Parker! Thank you so much for the business and the kind words on the review. I really enjoy doing jobs for new people and working with them on their garage door problems. Thank You Again.

Frequently Asked Questions About Garage Door Maintenance

Dive into our FAQ for more details

How often should I have my garage door professionally maintained? For most residential garage doors in the Denver area, we recommend professional garage door maintenance services at least once per year. However, doors that see heavy use (opening and closing multiple times daily) or are exposed to extreme weather conditions may benefit from semi-annual service. Our technicians can help you determine the ideal maintenance schedule based on your specific situation.

How long does a maintenance service take?A typical comprehensive maintenance service takes approximately 45-60 minutes to complete. This allows our technicians sufficient time to thoroughly inspect, test, clean, lubricate, and adjust all components of your garage door system. More complex doors or those requiring minor repairs during maintenance may take slightly longer.

What's included in your maintenance service? Our comprehensive garage door maintenance services include detailed inspection of all components, lubrication of moving parts, hardware tightening and adjustment, door balance testing and adjustment, safety feature testing, track and roller cleaning, spring tension inspection, weather seal inspection, and opener system testing. We also provide recommendations for any components that may need repair or replacement in the near future.

How much does garage door maintenance cost? Our standard maintenance service is competitively priced at a flat rate, with special discounts available for first-time customers, maintenance plans, and certain community members (first responders, military, teachers). For the most current pricing, please contact our office at (303) 988-4801. The investment in regular maintenance typically saves homeowners significantly by preventing costly emergency repairs.

Can maintenance prevent garage door spring breakage? While regular maintenance can significantly extend the life of your springs by ensuring proper balance and reducing unnecessary strain, springs are wear items that will eventually require replacement. However, our garage door maintenance services can identify springs that are nearing the end of their lifespan, allowing for scheduled replacement rather than unexpected breakage and emergency service.

Do you offer maintenance plans or packages?Yes, we offer several maintenance plan options that provide excellent value for homeowners committed to regular garage door care. These plans include priority scheduling, discounted rates, and documentation of service history for warranty purposes. Contact our office for details on current maintenance packages and special offers.
